Job TitleTransaction ManagerJob Description SummaryResponsible for the day-to-day transaction management of a portfolio of properties on behalf of one or more national and/or global corporate client(s). Responsibilities include: Ensuring service delivery standards, managing the transaction process, reporting, working with advisory professionals, reviewing and translating financial summaries, market optimization planning, monitoring internal/external workflows to ensure consistent quality of service and work product, working with multiple service lines and clients.Job DescriptionGeneral: Develop and maintain strong client relationshipsAssist with the implementation of portfolio plans that align with client’s real estate goals and objectivesCollaborate with C&W and non C&W brokerage professionals to ensure effective negotiations of business terms for a wide variety of transactions including but not limited to: lease, sale, sublease, and purchaseManage the flow of key documentation and client communicationsReview, and interpret financial analysisOversee revenue tracking of all transactionsMaintain database of transaction activityEnsure accuracy of all transaction reportsPresent transaction activity to client Lead and/or facilitate client meetingsProvide suggestions for process and technical improvements relating to the transaction processAssist with the on-boarding of new team membersMay provide supervision for transactional team members and others team members supporting the transaction activity of the relationshipProcess Management: Manage account governance processAssist with the development of standard forms and proceduresImplement standardized processes/playbooks that create maximum efficiencies and add valueAssist in measuring transactional performanceEnsure that all client and broker engagement documentation is executedTransaction Management:Coordinate field broker selection processAssist with determining client needs and communicate project parametersCoordinate negotiations and management of transactionsCoordinate legal review of all client leased/owned documentsEnsure accuracy of financial data and reportingCoordinate client site visits/market toursEnsure all State real estate standards are metAssist in the management of client rebateStrategic Planning: Assist in the development of strategic real estate plansIdentify occupancy cost opportunitiesEnsure implementation of agreed upon strategyProduce and/or support business case developmentExecute strategies by developing action plansHave a thorough understanding of the C&W platform and identify existing and new opportunities for enhancing service solutions and capabilities.Contribute to the overall service and financial performance of C&W through effective cross-selling and relationships / contract expansionKey CompetenciesCustomer Relationship ManagementCommunication Proficiency (oral and written)Financial AnalysisNegotiation Skills Organization SkillsTeamwork OrientationMulti-TaskingPresentation SkillsTechnical SkillsEducation Bachelor’s degree (BA/BS) required in any field; finance/real estate preferredExperience5+ years of real estate experience in transactions management or corporate real estateAdditional eligibility qualificationsMust obtain and hold state real estate salesperson license in the state of IllinoisLEED, MCR, CCIM designations are a plusAbility to read and understand commercial real estate transaction documents, such as a lease, purchase & sale agreement, sublease agreement, SNDA, estoppel, assignment agreement, etc.Cushman & Wakefield also provides eligible employees with an opportunity to enroll in a variety of benefit programs, generally including health, vision, and dental insurance, flexible spending accounts, health savings accounts, retirement savings plans, life, and disability insurance programs, and paid and unpaid time away from work.
