Overview
• The Real Estate Services team at Mastercard delivers core services including real estate transactions, workplace strategy, and facilities management. These are globally coordinated to plan, execute, and optimize enterprise occupancy needs, ensuring service quality and continuous improvement.
• The Director of Workplace Strategy leads office occupancy strategy, space management, and optimization across the global portfolio. This role leverages strategic tools and data analytics to drive space planning, design, and operational efficiency, aligned with Mastercard’s workplace model and real estate strategy.
• This role requires experience in large-scale corporate real estate across multiple geographies, with expertise in workplace strategy, capacity management, stakeholder engagement, and workplace experience. It involves managing operational and financial complexity, leveraging workplace technology in an agile environment, communicating with senior stakeholders and partners, and driving change.
Role
• Workplace Strategy, Capacity, and Design
o Lead global workplace capacity strategy, aligning office footprint with hybrid work models, business demand, and employee experience in direct partnership with the Regional Real Estate Vice presidnet & their teams.
o Collaborate with location real estate service lead and drive space optimization through neighborhood planning, advanced workplace tools, and design decisions that maximize utilization and lease value.
• Cross-Functional Leadership and Stakeholder Management
o Strong team-oriented approach with the ability to work cross-functionally with Technology group, Employee Digital Experience, and Workplace Experience teams globally to deliver an integrated physical and digital workplace solutions.
o Lead senior stakeholder engagement, aligning real estate strategy with business priorities and clearly communicating trade-offs and outcomes on capacity management programs.
o Strong partner with Workplace experience, Global business service center and Workday teams to develop occupancy analytics and dashboards.
o Translate data into actionable insights to inform portfolio decisions, improve utilization, and optimize lease efficiency.
• Workplace Technology and Data Governance
o Own workplace technology strategy and roadmap, aligning platforms and tools with real estate and workplace objectives.
o Establish data governance standards and ensure data integrity across workplace systems.
o Drive automation, digitization, and AI-enabled initiatives to improve efficiency and scalability.
o Lead platform rationalization to eliminate duplication, improve interoperability, and optimize the technology ecosystem.
• Financial Accountability
o Own budget oversight for workplace strategy and technology initiatives, ensuring alignment to business priorities and measurable ROI.
o Drive cost efficiency through data-informed occupancy planning, technology investments, and portfolio optimization.
• Capital Projects and Change Management
• Owner of the Global Workplace Design Guidelines
o Ensure consistent application of global workplace design standards across all projects.
o Partner with and influence regional capital project leads to optimize layouts, capacity, and overall portfolio performance.
o Lead workplace change and relocation initiatives, enabling scalable, flexible environments with strong adoption.
• Workforce Leadership and Delivery
o Lead a global outsourced workplace occupancy strategy team, providing direction, oversight, and performance management across regions.
o Ensure consistent, high-quality delivery aligned to global standards while driving accountability and continuous improvement.

All About You

o Comprehensive Expertise in Corporate Real Estate Principles: Deep knowledge of corporate real estate dynamics, including capacity planning, capital project management, facility operations, and transaction management within a diverse, multi-regional portfolio is essential.
o Executive Engagement and Presentation Capabilities: Demonstrated proficiency in engaging with senior leadership to independently present and debate program business cases, financials, design concepts, and other critical topics, ensuring persuasive and impactful communication.
o Analytical and Financial Acumen: A pronounced analytical mindset, comfort with a statistical approach, and robust financial insight are required. Candidates must possess the ability to strategically align financial considerations with operational goals.
o Proficiency in Data Analytics and Software Tools: Expertise in performing statistical data analytics is mandatory, necessitating fluency with MS Office suite, comprehensive CAFM systems, AutoCAD, occupancy analytics tools, and workplace business intelligence systems.
o Interpersonal and Conflict Resolution Skills: Exceptional interpersonal abilities to connect, build rapport with stakeholders, and navigate through conflicting viewpoints during the decision-making process are crucial.
o Understanding of Outsourcing and Supplier Management in Corporate Real Estate: A solid grasp of outsourcing practices, especially in relation to supplier and project management services within the corporate real estate sector.
o Communication and Presentation Excellence: Strong, articulate verbal and written communication skills, alongside notable presentation capabilities, are indispensable.
o Willingness to Travel: Openness to undertake both international and domestic travel, accounting for approximately 10-15% of the role’s responsibilities.
o Multicultural Team Experience: 10-12 years of prior experience working within multicultural real estate teams across various geographies is required.
o Educational and Technical Qualifications: A degree or formal qualification in Computer Systems & Architecture, Interior Design is preferred howevery not neccsary.
o Professional Accreditations: Credentials from recognized bodies such as GBCI, Green Star, BREEM, IFMA, BIFM, CoreNet Global, RICS (e.g., LEED, Green Star, BREEM, FMP, CFM, MCR, MRICS) are highly desirable across any or all disciplines

In line with Mastercard’s total compensation philosophy and assuming that the job will be performed in the US, the successful candidate will be offered a competitive base salary and may be eligible for an annual bonus or commissions depending on the role. The base salary offered may vary depending on multiple factors, including but not limited to location, job-related knowledge, skills, and experience.
