About the Role
The Asset Manager, Senior Housing Operating Portfolio (SHOP) is responsible for driving the performance, strategy, and oversight of a $1B+ portfolio of senior living communities. This highly visible role partners closely with senior living operators to improve occupancy, optimize pricing, elevate sales performance, and enhance overall community operations. Key responsibilities include:
- Drive operating performance across the assigned portfolio through strategic operator partnerships focused on sales, pricing, and revenue growth.
- Conduct on-site engagements to evaluate performance, identify operational improvements, and share best practices with community and regional teams.
- Lead execution of key revenue, pricing, labor, and NOI optimization initiatives across the portfolio.
- Monitor leading indicators—such as sales forecasting, competitive intelligence, and market trends—to anticipate risks and opportunities.
- Develop tailored operational plans in collaboration with the SHOP Portfolio team and maintain strategic communication cadences with operators.
- Use predictive analytics and performance data to prepare for site visits and inform strategic recommendations.
- Partner with Investments on transitions, development/redevelopment updates, and disposition identification.
- Analyze, interpret, and present portfolio performance insights and strategic recommendations to senior leadership.
Qualifications
- Bachelor’s degree in Finance, Real Estate, Business, or a related field; advanced degree (e.g., MBA) preferred.
- 5+ years of relevant experience, ideally within senior living operations, senior housing asset management, or senior‑living–focused roles in consulting, banking, market analysis, or strategic planning.
- Must be located in the Dallas, TX, Houston, TX, or Austin, TX surrounding area or willing to relocate for the duration of employment.
- Exceptional communication skills, with the ability to tailor messaging across on‑site staff, managers, executives, and C‑suite leaders.
- Strong analytical and critical‑thinking skills, with the ability to interpret complex financial and operational data to recommend practical solutions.
- Solid foundational knowledge of real estate, financial statements, and accounting concepts; senior living or healthcare exposure is a plus.
- Highly organized, collaborative, and effective in fast‑paced, lean environments, with strong relationship‑building and interpersonal skills.
- Willingness to travel up to 60% and possession of a valid driver’s license.

The estimated base salary range for this position is $120,000 - $200,000 per year. This range reflects a good-faith estimate of the base salary Ventas reasonably expects to pay at the time of posting. Actual base pay will be determined based on work location, skills, qualifications, relevant experience, and business needs.
In addition to base salary, this role is eligible for discretionary incentive compensation and a comprehensive benefits package, which includes medical, dental, vision, retirement savings, paid time off, and other wellness benefits under applicable plan terms.
