Job Summary
The Pre-construction Manager acts as a liaison between the estimating, project management, and field teams, with a strong emphasis on field experience. This role involves developing preliminary construction approach, schedules, and bills of materials from estimates while ensuring a smooth transition from the pre-construction phase to project execution. The Pre-construction Manager operates across three primary focus areas: Prebid Review, Post Bid/Pre-Transition Prep, and Feedback Loop Processing .
Primary Responsibilities
Prebid Review
- Assist the estimator in conducting site visits to assess existing conditions and constraints.
• Review project plans and specifications to identify key project requirements.
• Evaluate site conditions and make best-guess assumptions about soil conditions, traffic control needs, and other relevant factors.
• Assess risks and safety concerns, provide mitigation strategies
• Provide input on the types of crews and equipment required, as well as the classifications of workers needed.
• Collaborate with the estimator to help determine approximate durations or production rates based on project specifics.
Post Bid, Pre-Transition Prep
- Once an opportunity is likely to be awarded, collaborate with the estimator to package relevant information for a smooth handoff to the construction team.
• Attend preconstruction meetings with customers, owners, and other stakeholders to address project requirements and expectations.
• Assist with the initial layout of the project site, ensuring it aligns with the planned approach.
• Participate in transition meetings with the project management team to facilitate a clear understanding of the project scope.
• Collaborate with the field leader to thoroughly understand project details, plans, and expectations.
Feedback Loop Processing
- Evaluate actual performance data in collaboration with field leaders and estimators to assess discrepancies in estimated versus actual production rates.
• Identify key factors contributing to project outcomes and provide recommendations for improvement.
• Assist in refining the method used to track costs and production rates through phase codes to enhance clarity and accuracy.
Qualifications
- 10+ years of field experience in the contracting industry (electrical &/or civil) OR bachelor’s degree in construction management, engineering, or a related field, with 5+ years of experience.
- Strength in reading and interpreting blueprints and technical documents.
- Strong analytical and problem‑solving skills.
- Excellent communication and teamwork skills.
- Ability to forge relationships across many roles.
- Familiar with estimating and project management roles/processes.
- Demonstrated understanding of project cost tracking and production rates.
