Sales and Leasing Manager | Jacksonville
Job Summary
The Sales and Leasing Manager reports to a Regional Vice President to manage the leasing operations and support the financial performance of a portfolio of MAA apartment communities within a market. Primary scope of responsibility includes ensuring the delivery of personalized leasing experiences to potential residents; escort of prospects to multiple locations for scheduled tours; completion and audit of post-tour follow-ups; efficient lease application processing. This role will also organize and deploy targeted lead recovery campaigns to help boost conversion and lead engagement at properties of concern in coordination with digital marketing and lead generation partners.

Duties and Responsibilities
Supervises leasing and prospect engagement teams across a designated property portfolio, delegating tasks, setting leasing goals and focus areas, coaching performance, and ensuring alignment with occupancy targets
Ensures the recruitment, onboarding, and ongoing training of staff through shadowing and coaching
Oversees daily leasing operations to ensure consistent delivery of personalized leasing experiences
Monitors tour schedules, staffing coverage, and contact volume to optimize prospect engagement
Provides leadership and facilitates property tours, follow-ups, and leasing activities when necessary
Coordinates and promotes regional leasing contests, specials, and marketing initiatives in collaboration with regional, division, and/or asset management.
Monitors and maintains a library of virtual tour content to support digital leasing efforts
Maintains expert knowledge of community features and competitive positioning across portfolio
Conducts market research and competitor analysis through regular property visits
Evaluates property presentation, safety, and curb appeal, and provides feedback to on-site property management
Ensures accurate handoff of lease applications to centralized processing teams and processes applications when necessary
Delivers regular and ad-hoc performance reports to track team progress, prospect and tour volume, and leasing outcomes
Monitors, audits, and maintains artificial intelligence tool knowledge base to ensure accuracy and enable optimal performance of centralized support
Collaborates effectively with team members, management, and stakeholders in person and using digital collaboration tools and platforms (e.g., email, video conferencing, project management applications) to coordinate tasks and share updates.
Maintains flexible scheduling, including weekends and holidays, to support team coverage and ensure optimal service delivery
Performs other related duties as assigned to meet the needs of the business.
Required Qualifications
2-4 years of leasing and/or sales experience required, or an equivalent combination of education and experience
1-2 years of supervisory/management experience or equivalent training required
Driver’s license from state of residence and reliable transportation required for travel within the market
Preferred Qualifications
Leasing and/or leasing management experience preferred
Bachelor’s degree preferred
Bilingual skills preferred
Knowledge, Skills, and Abilities
Supervisory and leadership skills to delegate and manage the performance of others, including coaching, counseling, and development
Leasing and sales knowledge, skills and abilities to sell products and services to new customers
Customer service skills and conflict resolution skills to overcome objections and resolve issues
Skill and ability to clearly and concisely communicate verbally and in writing
Organizational skills to maintain records and schedules
Knowledge of apartment management laws and regulations at the federal, state, and local levels
Ability to visually inspect units, grounds, and other aspects of the property to determine adherence to standards
Proficiency with Microsoft Office applications (Word, Excel, Outlook and PowerPoint)
Proficiency with digital collaboration tools (e.g., Webex)
Ability to maintain confidentiality and maintain appropriate discretion
Ability to operate a personal motor vehicle for property visits within the designated geographic market
