Responsibilities and Duties:
Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.
Utilizes several trade skills such as carpentry, plumbing, and painting.
Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
Performs assigned day-to-day repairs, emergency and preventative maintenance. Completes maintenance and repair records as required.
Schedules and manages onsite vendors; makes sure vendor work is completed in a timely and correct manner.
Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
Troubleshoots and repairs residential plumbing systems and kitchen appliances.
Inspects new installation for compliance with building codes and safety regulations.
Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
Assists as needed with grounds maintenance of the property (i.e. performing raking, sweeping, leaf blowing or snow removal).
Performs carpentry, furniture assembly and locksmith tasks as needed.
Responds quickly to emergency situations, summoning additional assistance as needed.
Performs other duties as assigned.
Qualifications:
High school diploma or GED required; technical or trade school training preferred
1–3+ years of experience in residential, multifamily, or facilities maintenance
Working knowledge of general maintenance tasks, including:
Plumbing repairs
Electrical troubleshooting (basic)
HVAC maintenance (EPA certification a plus)
Carpentry, drywall, painting, and appliance repair
Ability to perform preventative maintenance and respond to work orders in a timely manner
Strong troubleshooting and problem-solving skills
Familiarity with safety procedures, tools, and equipment used in maintenance operations
Excellent customer service and communication skills when interacting with residents and property staff
Ability to work independently and as part of a team
Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods
Valid driver’s license and reliable transportation (if travel between properties is required)
Availability for on-call or after-hours maintenance as needed
Preferred / Nice-to-Have
EPA Universal Certification
Experience in multifamily or residential housing environments
CMRT, CPO, or similar maintenance certifications
Basic computer skills for work order systems
