Responsibilities and Duties:

  • Performs general preventative maintenance and corrective repair of buildings, systems, equipment and grounds.
  • Utilizes several trade skills such as carpentry, plumbing, and painting.
  • Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety.
  • Performs assigned day-to-day repairs, emergency and preventative maintenance. Completes maintenance and repair records as required.
  • Schedules and manages onsite vendors; makes sure vendor work is completed in a timely and correct manner.
  • Reviews assigned work orders. Estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks.
  • Troubleshoots and repairs residential plumbing systems and kitchen appliances.
  • Inspects new installation for compliance with building codes and safety regulations.
  • Maintains lighting systems throughout the facility, cleaning fixtures and replacing bulbs and lamps.
  • Assists as needed with grounds maintenance of the property (i.e. performing raking, sweeping, leaf blowing or snow removal).
  • Performs carpentry, furniture assembly and locksmith tasks as needed.
  • Responds quickly to emergency situations, summoning additional assistance as needed.
  • Performs other duties as assigned.
  • Qualifications:

  • High school diploma or GED required; technical or trade school training preferred
  • 1–3+ years of experience in residential, multifamily, or facilities maintenance
  • Working knowledge of general maintenance tasks, including:
  • Plumbing repairs
  • Electrical troubleshooting (basic)
  • HVAC maintenance (EPA certification a plus)
  • Carpentry, drywall, painting, and appliance repair
  • Ability to perform preventative maintenance and respond to work orders in a timely manner
  • Strong troubleshooting and problem-solving skills
  • Familiarity with safety procedures, tools, and equipment used in maintenance operations
  • Excellent customer service and communication skills when interacting with residents and property staff
  • Ability to work independently and as part of a team
  • Ability to lift up to 50 lbs and perform physical tasks such as bending, climbing, and standing for extended periods
  • Valid driver’s license and reliable transportation (if travel between properties is required)
  • Availability for on-call or after-hours maintenance as needed
  • Preferred / Nice-to-Have

  • EPA Universal Certification
  • Experience in multifamily or residential housing environments
  • CMRT, CPO, or similar maintenance certifications
  • Basic computer skills for work order systems
