Prologis is seeking a Director, Head of Development Management Germany to join our team, preferably based in Düsseldorf.

In this role, you will lead the Development Management team in Germany, with full accountability for the delivery of logistics, data center, and industrial developments across the entire lifecycle, from origination and underwriting through execution and completion.

You operate at the intersection of investment strategy and project delivery, ensuring all opportunities are feasible, executable, and aligned with Prologis’ strategic and financial objectives.

Leading a team of 4–6 Development Managers and a Coordinator, you oversee projects from early concept through design and construction, ensuring delivery on time, within budget, and to the Prologis quality standards.

As a strategic partner to Capital Deployment, you translate early-stage ideas into financially and technically viable plans. You define project strategies, construction cost estimates, guide land positioning, zoning, and permitting processes, and take ownership from due diligence and entitlement through to design, procurement, and construction. You challenge assumptions, drive optimization, and integrate key elements such as energy, mobility, and sustainability from the outset.

You lead allround Development Managers and manage stakeholders to maintain momentum and protect project feasibility. In build-to-suit environments, you apply a commercial mindset, using design and technical expertise to deliver optimized, customer-focused solutions.

You build strong relationships with customers, contractors, municipalities, authorities, and investors, representing Prologis with clarity and credibility. By understanding both technical execution and public-sector dynamics, you effectively align stakeholders and turn complexity into progress.

As a leader, you foster accountability, collaboration, and performance within your team. You take a holistic approach to development, balancing real estate objectives with environmental and community impact to create long-term value.

You will work closely with Capital Deployment, Investment Services, and Real Estate Management to support integrated decision-making and identify value creation opportunities across the portfolio, while contributing to broader European initiatives.

This role reports to the VP, Regional Head of Development Management, Northern Europe and offers strong opportunities for leadership impact within a dynamic, international environment.

What You’ll Need to Do to Succeed in This Role

• Act as a key member of the Germany Leadership Team, partnering closely with Capital Deployment, Property, and Leasing on development plans and acquisitions
• Lead entitlement and stakeholder engagement at a senior level, aligning municipalities, partners, and internal teams to secure approvals and maintain momentum
• Own budgets, timelines, and risk across multiple projects, making decisions that directly impact regional performance
• Lead multidisciplinary teams and external partners, ensuring high-quality execution across all development phases
• Drive build-to-suit and land pursuits with a strong commercial mindset, delivering customer-focused solutions
• Oversee procurement and construction delivery across quality, safety, cost, and schedule
• Build and manage strategic partnerships with suppliers, customers, municipalities, and key stakeholders
• Integrate energy, mobility, and sustainability into development strategies to drive long-term value
• Contribute to regional strategy and lead Development Management initiatives across Europe

Tell Us If You're Ready

Required

• Proven experience in Development Management, Technical Investment Management, or a related field (typically 7+ years for Director-level roles)
• Strong experience leading complex development and pre-construction phases across relevant asset classes
• Solid expertise in entitlement and permitting processes, including zoning and municipal approvals
• Strong project management experience across the full lifecycle, including cost management, procurement, and delivery
• Experience leading and developing teams, with clear people management responsibility
• Commercial mindset with experience contributing to land acquisition and build-to-suit projects
• Strong understanding of local regulatory frameworks in Germany
• Fluent in German and strong English communication skills
• Willingness to travel within Germany and occasionally across Europe

Preferred

• Degree in Urban Planning, Real Estate, Construction Management, Architecture, Engineering, or a related field, or equivalent combination of education and experience
• Experience operating across both strategic and operational levels in a fast-paced environment
• Analytical and pragmatic mindset, able to translate complex challenges into business opportunities
• Entrepreneurial approach, with experience setting up or improving processes
• Customer-focused and solution-oriented mindset
• Familiarity with project management tools such as Autodesk Forma, MS Project, or BIM
• Interest in digital tools, including AI, to improve processes and decision-making
• Passion for sustainability and innovative real estate development
