The Building Engineer is responsible for the daily operation, maintenance, and repair of all building systems to ensure a safe, reliable, and efficient work environment. This role oversees preventive maintenance programs, responds to service requests, and ensures compliance with applicable codes and government standards.  The Building Engineer serves as the primary technical resource for the facility and supports the facility manager in maintaining operational excellence and audit readiness at CMI's customer site in Richmond, VA

Key Job Functions

  • Operate, monitor, and maintain HVAC systems.
  • Perform routine inspections of mechanical, electrical, and plumbing systems.
  • Ensure proper operation of life safety systems (in coordination with vendors).
  • Complete scheduled PM tasks in accordance with established standards.
  • Troubleshoot and repair HVAC components, lighting systems, plumbing fixtures, door hardware, and minor carpentry.
  • Respond to occupant service requests.
  • Review vendors work for quality and contract compliance.
  • Support life safety inspections.
  • Minimum 5 years of commercial/government building maintenance experience.
  • Experience in Class A office buildings preferred.
  • Strong HVAC troubleshooting skills.
  • Working knowledge of electrical and plumbing systems.
  • Ability to read blueprints and tec manuals.
  • EPA certification preferred.
  • Excellent customer service skills.
  • Ability to lift 50 pounds.
  • Ability to climb ladders and access mechanical spaces.
  • Frequent standing, walking, bending, and kneeling.
  • Ust be able to work in mechanical spaces where there is temperature variation.
  • High school diploma or GED.
  • Other duties as assigned by the facility manager.
